I walk every home before it's listed the way a buyer's inspector eventually will. Deferred maintenance, an odd smell, clutter that hides a room's real proportions: these become negotiating points if a buyer finds them first. Better we address them, or price around them deliberately, before a single showing.
Staging and presentation matter, but they matter in service of the story a home is telling. My job is to make sure that story is true and that nothing distracts from it.
