Relocating to 30A: A Practical Guide for Out-of-State Buyers

August 2, 2026

A meaningful share of buyers on 30A aren’t from Florida at all. They’re relocating from other states, often after years of vacationing here, deciding to make the move permanent or semi-permanent. It’s a different process than buying a second home you’ll visit twice a year, and it comes with its own practical considerations that don’t always show up in glossy area guides.

Understand the geography first. 30A is not one town. It’s a roughly 26-mile corridor of distinct communities in South Walton County, between the Miramar Beach/Dune Allen area on the west and Inlet Beach on the east. Each named community (Seaside, WaterColor, Alys Beach, Rosemary Beach, Grayton Beach, Seagrove Beach, the WaterSound communities, Seacrest Beach, Blue Mountain Beach) has a genuinely different character, architecture, price point, and social rhythm. Relocating here successfully starts with picking the right micro-community for your actual life, not just “30A” as a general destination, see our full comparison guide for that decision.

Florida’s tax environment is a real, legitimate factor in many relocation decisions, no state income tax is often cited by people moving from higher-tax states. That said, it shouldn’t be the only factor; property insurance costs in coastal Florida have risen meaningfully in recent years and are a real line-item to budget for, particularly for Gulf-front or flood-zone property. Get real insurance quotes early in your search, not after you’re under contract: costs vary significantly by community, flood zone, and construction type.

Short-term rental rules vary dramatically by community and even by phase within a community. If part of your plan involves renting the property when you’re not there, or you simply want to know whether your future neighbors will be full-time residents or weekly rental guests, this needs to be confirmed HOA-by-HOA, assumptions based on one 30A community do not transfer to another. WaterSound Origins, for example, restricts short-term rental in many phases; Seacrest Beach and much of Seaside’s inventory, by contrast, see heavy rental activity.

Hurricane season and building standards matter more here than in most inland relocations. Florida’s coastal building codes are genuinely rigorous, and many newer 30A homes (Alys Beach’s “Fortified for Safer Living” standard is a notable example) are built to elevated resilience standards. Ask specifically about a property’s construction date, flood zone designation, and windstorm mitigation features, these affect both safety and insurance cost meaningfully.

Golf carts are a real part of daily transportation culture in many of these communities, subject to Florida and county rules (licensed drivers, specific eligible roads, restrictions near multi-use paths like the Timpoochee Trail). If walkability and low car-dependence matter to your relocation, factor this into which specific community you choose: it varies more than people expect between, say, Seaside’s tight walkable grid and Blue Mountain Beach’s more spread-out residential pattern.

Schools, healthcare, and everyday services are concentrated more in the Santa Rosa Beach area and toward Highway 98 than within the beachfront villages themselves: worth a real visit and drive-through of daily errands, not just a beach-view tour, before committing to a specific community if you have kids or specific medical needs.

The single biggest mistake out-of-state buyers make is falling in love with one town on a vacation visit and assuming it will suit full-time life the same way it suited a week’s vacation. The town that’s magical in July with visiting friends can feel very different living there in a quiet February. Spend time in the off-season if you possibly can before committing, or at minimum, talk candidly with someone who lives the year-round version of the town you’re considering.

Relocating to 30A is one of the best decisions many of our clients have made, but it deserves the same careful, unhurried process as any major life change, not just an accelerated version of a vacation-home purchase.

If you’re weighing a move here from out of state, that’s exactly the kind of conversation worth having early, before you’re deep into a search in the wrong community for your actual life.
