One of the most common questions I get from buyers new to the area is simple: east or west? Scenic Highway 30A runs roughly 19 miles through South Walton County, and the communities on either end have genuinely different personalities. Neither side is “better”, but one is probably a better fit for how you actually want to live.
What Are the East 30A Communities?
Moving from the eastern end of the corridor, East 30A generally includes Inlet Beach, Rosemary Beach, Alys Beach, Seacrest Beach, WaterSound, and Seagrove Beach. This stretch tends to feature more master-planned, architecturally curated towns, Rosemary Beach and Alys Beach in particular are known for strict design codes and cohesive, walkable town centers.
What Are the West 30A Communities?
Moving west, you have Seaside, WaterColor, Grayton Beach, Blue Mountain Beach, and the broader Santa Rosa Beach and Dune Allen Beach area. This side includes Seaside (the original New Urbanist town, founded in 1981) along with Grayton Beach, the oldest community in South Walton, dating to the 1880s. The west end tends to feel a bit more eclectic and lived-in, especially in Grayton Beach.
How Do East and West 30A Actually Differ?
Architecture and planning. East 30A communities like Rosemary Beach and Alys Beach were built under formal Traditional Neighborhood Development and New Urbanism codes, with active design review boards. West 30A towns like Grayton Beach grew more organically over more than a century, so you’ll see more variety in home styles and lot sizes.
Pace and atmosphere. Seaside and Rosemary Beach both have lively, walkable town centers with shops and restaurants. Grayton Beach and the quieter stretches of Blue Mountain Beach and Santa Rosa Beach feel more residential and low-key.
Beach access rules. Grayton Beach is the only place in South Walton where permit holders can legally drive vehicles onto the beach, through an annual lottery system open only to Walton County residents and property owners. That’s unique to the west end.
Rental flexibility. This varies property by property and HOA by HOA rather than strictly by east or west, so I always tell buyers not to assume, confirm the current rental rules for the specific address, not just the general area.
Which Side Is Right for You?
If you want a highly curated, walkable town with strong architectural consistency, look east, Rosemary Beach and Alys Beach are the clearest examples. If you’re drawn to a more relaxed, slightly weathered, “old Florida” feel with room to spread out, the west end (especially Grayton Beach and Blue Mountain Beach) tends to resonate more.
Plenty of my clients end up somewhere in the middle geographically, in Seagrove Beach or around WaterColor, because they want a bit of both: walkable access to a town center, but without the density of the busiest corners of the corridor.
